Is Condado Walkable? A Local Host's Guide to San Juan Without a Car
Everything you need to know about getting around Condado and San Juan on foot

One of the first questions guests ask me, right after "is Condado safe," is this one: do I need a rental car in San Juan? I am Rosemary, host of Condado Lagoon Waterfront Villas, and after three years and more than 560 stays, my answer has not changed. If you are staying in Condado, you can skip the car entirely. Here is exactly how walkable Condado is, what you can reach on foot, and the few cases where wheels still help.
The Short Answer: Yes, Condado Is the Most Walkable Beach Neighborhood in San Juan
Condado sits on a narrow strip of land between the Atlantic Ocean and the Condado Lagoon. The whole neighborhood is about a mile long, flat, and organized around one main spine: Ashford Avenue. Hotels, restaurants, pharmacies, coffee shops, the beach, and the lagoon are all stacked within a few blocks of each other. From one end of Condado to the other is a 20 minute stroll, and most of what you will want on a given day is within 10 minutes of your door.
Sidewalks are wide and well maintained, crosswalks are frequent, and the main streets are busy and well lit into the night. What You Can Walk to in Condado
Beaches. Condado Beach runs along the ocean side of Ashford Avenue, so you are never more than a couple of blocks from sand. At the western end of the neighborhood, near the Dos Hermanos Bridge, you will find La Playita del Condado, a small, calm, protected cove that families love because the water stays shallow and gentle.
The lagoon. The Condado Lagoon is the neighborhood's quiet side. You can rent kayaks and paddleboards right on the water, and sunset paddles here are one of my favorite things to recommend. Manatees visit the lagoon, so keep your eyes open.
Restaurants and cafes. Ashford Avenue and the streets just off it hold dozens of options, from casual bakeries to fine dining at the Condado Vanderbilt. Walk 15 minutes east and you reach Calle Loiza, one of San Juan's best local food streets. You could eat somewhere different every night for two weeks without ever getting in a car.
Nightlife. Condado itself leans toward cocktail bars, hotel lounges, and late dinners. If you want the louder, more local party, La Placita de Santurce is about a 25 minute walk or a five minute ride away. Many of our guests walk there and take a quick ride back at night.
Everyday needs. Pharmacies, banks, ATMs, and small grocery stores all sit along Ashford Avenue. If you forget sunscreen or need coffee for the room, it is a five minute errand on foot.
How Far Is Condado from Old San Juan?
This is the distance people ask about most, and the honest answer is: closer than you think. Old San Juan is roughly two miles from Condado. You have three easy options, none of which require a rental car.
Walk it. From the western end of Condado, the walk takes about 40 to 45 minutes along the waterfront, past the Caribe Hilton and into the old city. It is flat, scenic, and a genuinely pleasant morning route. Our building sits at this western edge of the neighborhood, so our guests get the shortest version of this walk.
Ride it. Uber and taxis are everywhere in San Juan. The trip to Old San Juan takes 10 to 15 minutes depending on traffic and usually costs somewhere in the range of $10 to $20.
Make a day of it. Once you are in Old San Juan, the entire historic district is best explored on foot anyway. Wear comfortable shoes for the cobblestones, see the forts, and ride back when your legs are done. Airport, Day Trips, and the Few Times a Car Helps
Arriving. San Juan's airport (SJU) is about a 15 to 20 minute ride from Condado. Taxis line up outside arrivals and Uber works well. There is no reason to pick up a rental car at the airport if you are staying in Condado for a city and beach trip.
Day trips. The one time a car earns its keep is for adventures outside the city: El Yunque rainforest, the beaches of Luquillo, or a drive to Ponce. Even then, you have options. Plenty of tour operators pick up directly in Condado for El Yunque and bioluminescent bay trips, so many guests do one guided day trip and never rent at all. If you prefer driving yourself, rent a car for that single day rather than paying for parking all week.
Parking reality. This is the part brochures skip: parking in Condado is scarce and often expensive. A car you barely use becomes a daily cost and a daily chore. Skipping it usually saves both money and patience.
