These terms govern your use of condadolagoonwaterfrontvillas.com and any reservations made through it. By using this site or booking a stay, you agree to these terms.

1. About us

This site is operated by Condado Lagoon Waterfront Villas, a vacation rental management company based in San Juan, Puerto Rico. Reservations are for short-term accommodations in our 9 lagoon-front units within the Paseo Caribe complex.

2. Eligibility

You must be at least 21 years old to book a reservation. You must have legal authority to enter into a contract. Bookings on behalf of minors require an accompanying adult guarantor.

3. Reservations & payment

Booking confirmation

A reservation is confirmed only after payment is processed and you receive a confirmation email from us. Until that confirmation, dates are not held.

Payment terms

  • Full payment is required at the time of booking for stays of 7 nights or less.
  • For longer stays, 50% deposit at booking, 50% balance due 14 days before check-in.
  • All prices are in USD. Taxes (PR room tax) included where applicable.
  • A refundable security deposit is pre-authorized at check-in and released within 48 hours of check-out (assuming no damages). The deposit is $150 for studio units and $300 for penthouse units.

Cleaning fees

Cleaning fees are listed transparently at booking: studios $125, penthouses $300. Non-negotiable.

4. Cancellation policy

For direct bookings on this site:

  • Full refund if cancelled 14+ days before check-in
  • 50% refund if cancelled 7-14 days before check-in
  • No refund if cancelled within 7 days of check-in
  • No refund for no-shows

Bookings made via Airbnb, Vrbo, or Booking.com follow each platform's respective cancellation policy.

Force majeure

For cancellations due to natural disasters, government travel restrictions, or other events beyond your reasonable control affecting Puerto Rico specifically, contact us. We typically offer full credit toward a future stay (no refund) within 12 months.

5. Check-in & check-out

  • Check-in: 4:00 PM. Check-out: 11:00 AM.
  • Early check-in / late check-out: subject to availability. Request in advance.
  • Self check-in via smart lock + key code. No on-site staff at arrival.
  • Late check-out without arrangement may incur an additional half-night charge.

6. Guest count & conduct

  • You must not exceed the maximum guest count listed on the unit you booked. Exceeding capacity voids the reservation without refund.
  • No parties, events, or commercial photo/video shoots without prior written approval.
  • Quiet hours: 10:00 PM to 8:00 AM. Building rules apply.
  • No smoking inside units or on balconies. Smoking results in a $250 cleaning fee.
  • Pets welcome in all units (let us know at booking).

7. Damage & liability

You are responsible for damages caused by you or your guests during the stay, beyond reasonable wear and tear. Damage exceeding the security deposit will be charged to your card on file.

The property is not responsible for personal items lost, stolen, or damaged during your stay. We recommend travel insurance for valuables.

8. Building amenities

Shared building amenities (pool, hot tub, gym, doorman) are operated by the Paseo Caribe condominium association, not directly by us. Hours and access may vary. We are not liable for closures due to maintenance, weather, or association decisions.

9. Substitution

If your booked unit becomes unavailable due to unforeseen circumstances (maintenance issue, prior guest damage, etc), we reserve the right to substitute an equivalent or better unit at no additional cost. If no substitution is possible, you receive a full refund.

10. Third-party services

Our site links to third-party services (GetYourGuide tours, payment processors, mapping). We are not responsible for the content, policies, or actions of third parties.

11. Intellectual property

All site content (text, photos, design) is owned by Condado Lagoon Waterfront Villas or licensed. You may not copy, reproduce, or redistribute without written permission.

12. Disclaimer of warranties

The site is provided “as is” without warranties of any kind. We make reasonable efforts to keep information accurate but do not guarantee uninterrupted access, complete accuracy, or freedom from errors.

13. Limitation of liability

To the maximum extent allowed by law, our liability for any claim arising from your stay is limited to the total amount you paid for that reservation. We are not liable for indirect, incidental, or consequential damages.

14. Governing law

These terms are governed by the laws of the Commonwealth of Puerto Rico. Any disputes will be resolved in the courts of San Juan, Puerto Rico.

15. Changes to these terms

We may update these terms from time to time. Changes will be reflected by the “Last updated” date above. Continued use of the site after changes constitutes acceptance.
